WELCOME TO THE FORMS & DOCUMENTS SECTION!
Roland, Jayme and I have gathered all of the forms that we use in our business to help you in your business! And, we’ve put them all in both .pdf format for easy reading and to use as reference tools. Our new site will soon have usable templates that you can download for your own use…but we’re not quite there yet!

Craigslist Ads to Buy Houses – both wholesale and retail! Craigslist really works – I’ve personally used these ads in my business. Just remember, for them to be effective, you need to be rotating them and changing them at least once a day!!
This page is divided into several sections:
• MARKETING – This section includes general marketing scripts, ads, letters and forms that we use in both out note business and in finding properties. This section also includes general Web marketing tips like how to create a blog, sample articles to use, etc.
• EXISTING NOTES – Everything in this section pertains to finding, researching, funding and closing existing notes. While we didn’t cover this too much in class, I’ll refer you back to two major resources:

• DEFAULTED PAPER – In my Path to Profits class, we spend quite a bit of time on how to find, fund, and buy defaulted paper, including how to find one-offs and pools. This section contains all of the scripts and letters to do so, as well as sample forms, etc. There may be some crossover with the MARKETING section as some files apply to both folders.

Attorney Letter for Existing Notes. This letter is a sample letter that your attorney can write to noteholders, be they banks, holders of non-performing paper, or even private sellers who’ve carried paper.
How To Find A Realtor, this piece, contributed by our one of our Mentors, Lorena Gerlach, is an extensive example of finding a “good” real estate agent using the Web.
Jason’s Pre-Foreclosure Letter. Jason Schubert is one of our onsite mentors; this is an letter/flyer that he has proven very effective in both his personal business and with our students.

Jason’s Craigslist Ad. Find pre-foreclosures on the Internet by using this ad and posting on www.Craigslist.com for FREE!
Marketing – Buying Names of People Who Hold Notes. Jayme and I have been using this piece for quite some time – it is a step-by-step guide to ordering names of note holders from Data Base (DB) companies.
Marketing – Existing Notes Ads. Should you decide to advertise in small outlying newspapers and periodicals for private noteholders to contact you, these ads should help!
Marketing – How to Set Up Your Own Note Buyer Blog. You’re a Note Buyer and may have a Website. But how do you get the word out to everyone in your area? Use this file for step-by-step instructions.
Marketing-Sample Articles for Your Blogs. In order to get your blog to the top of the search engines, you’ll need to regularly post articles. Here are some that you can use. Be sure and instead of copying them word-for-word, put you own “spin” on them and make them yours!
Property Information Sheet. When you research a property, it helps to use a form so that you’re continually comparing “apples to apples.” This form allows you to keep a record of the property’s financing, location, condition, etc.
Sample Letter-Existing Notes 1. This is a letter that you can mail out to holders of private seller-carried notes.
Sample Letter – Existing Notes 2. Here’s another letter, a different version of the first one. Remember, I’d recommend that you use these only as a guide and actually create your own!
Sample Letter to Attorney – Existing Notes. This is a letter that you can send to Attorneys who may have some clients that are holding notes.
Sample Letter to Builder. Same thing here – this is a letter that you can send to Builders who may have carried back paper or…who may sell houses more quickly by carrying the paper, seasoning it, then selling it to you!
EXISTING NOTES
Assignment-of-Mortgage Purchase Agreement – Sometimes the best thing to do when you negotiate a great deal to buy a mortgage is to assign that agreement to someone else. They actually buy the note and you get a finder’s fee. Pretty much like wholesaling a property only in this case, you’re wholesaling the note!
Attorney Letter to Find Existing & Defaulted Notes – an example of a letter that you can have your attorney send to holders of notes, both private and institutional, performing (for private note holders only) and non-performing.
Existing Note Grading System – We get a lot of questions about whether or not a note is salable. Use this sheet to grade the notes that you find.
Existing Note Closing Checklist – When a note-purchase gets ready to fund, there are certain documents that your note buyer will require in order to transfer the note. If you are buying the note for your own portfolio, you’ll need to make sure that YOU get these documents!
Existing Note Documentation Checklist – When your note investor buys a note, they will want to do their homework before they write a check. You’ll be required to gather this documentation so that they can make a good underwriting decision.
Existing Note Step-by-Step Instructions – We’ve tried to make it easy for you to submit an existing performing note to SMI Funding. Just follow the steps outlined in this document.
Existing Note Worksheet – Performing – When you find a seller who holds a note, be sure and fill out this form completely, legibly and of course, as accurately as possible!
Existing Note Worksheet Instructions 1 – To help you in filling out the Existing Note Worksheet, we’ve provided a thorough explanation of what to put in the blanks and how to ask the questions. This document deals with the first part of the form.
Existing Note Worksheet Instructions 2 – Moving on, this document discusses how to fill out the Mortgage section of the worksheet, and how to jog the note holder’s memory when it comes to discussing terms, interest rate, etc.

Letter to Private Note Holders – This is one of my favorite letters! It is a letter to Private Note Holders, provided by my friend and National Real Estate Instructor, Ron LeGrand.
Marketing – Buying Names of People Who Hold Notes – Sometimes the best way to find private note holders is to search County Records. Why do that if, instead of going to the County Recorder’s Office, you can simply BUY the names?? This document shows you how!
Marketing – Existing Notes Ads – While I’m not a big fan of advertising, you can use these ads to establish a long-term presence in your marketplace. Put them in outlying, low-cost newspapers.
Offer Script for 2-Men Video – Talking with a note-holder? Don’t know what to say? No problem – use this script!
Offer to Seller 1 – It’s important to put all offers in writing, whether it’s real estate or notes. Here’s a template that you can use to make the seller an offer on his/her note.
Offer to Seller 2 – Here’s another way of presenting an offer. Remember, you don’t have to do it my way; you can use these letters as templates and create your own!
Sample Investment Criteria – Here are guidelines to help you know what a conventional Note Investor will purchase. If your deal falls outside or these parameters, there are reasons that your investor won’t buy the note.
DEFAULTED PAPER
Assignment of Mortgage Purchase Agreement – Especially if you get a pool of defaulted loans from a lender, you may not want to personally “take them down” but instead, assign your purchase contract to someone else. It’s just like wholesaling a property but in this case, you’re wholesaling the note!
Attorney Letter to Banks/ Lending Institutions – Sometimes, a letter from your attorney will get the attention of the lenders a lot more quickly than if you were to write one. So, here’s an example of something that they could send out on their letterhead for you.
Defaulted Paper – Common Questions Answered – When you’re on the phone with a lender trying your best to sound professional, they may ask you some questions. Your best bet is to be prepared! Look over these questions and answers; you’ll be talking like a pro in no time!
Defaulted Paper – Example Bid List – I just wanted to show you an example of a lender’s “bid list” where they’re asking x-cents-on-the-dollar” for certain non-performing assets (aka Defaulted Paper).
Defaulted Paper – Script for Calling Mortgage Bankers – What do you say to a Mortgage Banker? Try, “Hello!“ <grin> Then, use this script (or your own version) to ask them about buying any of their defaulted or “scratch & dent” paper.
Defaulted Paper – Lender Contacts Sample List – this is by no means a definitive list of all of the lenders. However, it is a good starting point. I would recommend that you either go through the “back door” by having your mortgage broker approach the WHOLESALE DEPARTMENT of the lender or…using www.laneguide.com to find the same.
Preferred Spreadsheet Format – You may find a note holder who has multiple notes, like a lender. Make sure that the “tape” that they send you is either in this particular format or, something very close to it! You’ll note that many of the columns correspond to the blanks on an Existing Note Worksheet! Yes…we NEED all of that information!

Valuable info, but the Scribd format, use & printing is very confusing & a struggle after using pdf, word, & powerpoint for everyday general business usage. I guess do not get the value of a new format.

Thanks for the comment. We are using Scribd only as a temporary solution for a very brief time. You are absolutely right that it is not the perfect solution. You can download the full pdfs though, so that should work if you haven’t tried it yet.
Within the next 14 days, you will see a member site that will have all of the documents in the original formats, and that should make things a whole lot easier!
We’re aware of the formatting issues on the HUGE packages and are working on correcting them as quickly as possible. Thanks for the feedback!
