Here is a selection of some of the better ideas from our students that they shared with us at the recent Path To Profits Workshop in Austin. Best of Student Marketing Ideas To Help You Find More Real Estate Deals
1. Create a set of business cards that say “This Card Is Worth $1,000. Call & Ask Me How!” Then, drop them all over the place so people see them and call to find out how they can make $1,000. When they call, you try to get them to become a bird dog for you finding properties you can buy. If you close on a great property, you pay them $1,000 for helping to find it.
2. Create a set of business cards that look like folded $20 bills. VistaPrint has these Money Cards. Drop your money cards on the ground and people will pick them up out of curiosity.
3. Charm your way into referral sources hearts with Gift Cards. Send Gift Cards to Realtors and Referral Sources when they refer you great deals.
4. Video Your Property and YouTube It. Take a video of your property, then a little bit about you explaining the property, put it on YouTube and use that as an additional marketing tool to help you get your properties sold.
5. Pay Short Sale Moving Expenses. If you cut a successful deal with a homeowner for a short sale, pay their moving expenses. You can advertise this when searching for these types of properties to set yourself off from your competition as a better choice for the homeowner facing the short sale.
6. Pay “Property Locators” Referral Fees 10% – 50% for deal finding. Call your bird dogs “Property Locators” to give them more prestige and make them feel better about themselves as professionals. Pay them anywhere between 10% – 50% for each deal they find that you close.
7. Move into a retirement home. If you qualify move to a retirement home and use that as a way to find private money and network for deals with residents who are about your age and having money saved up.
8. Wrap your car. Wrap your car in advertising about your house buying, selling business.
9. Teach Courses at Community Colleges. Use this for network building.
10. Put Post-It Notes On Front of Paper. Many local newspapers now offer this service that reaches a very broad audience and gets you noticed.
11. Pay your newsboy to do Paper Inserts. Have your local newsboy put fliers for your business and offer with the papers he delivers.
12. Put Post-It Notes On Doors. There are services that will do this for you.
13. Get your local post bankruptcy filing list and mail yellow letters to them just as they are losing the protection of the bankruptcy stay.
14. Speak at local networking groups about what you do, how you invest, etc.
