 What exactly is a home inspection and how much does it cost? Well, if you find a home you like, you are going to need to have it inspected. Sure, you love the way it looks, and you can’s wait to move in, but you can’t see with the naked eye what lurks beneath. Only a trained professional can do this. That’s what makes the home inspection totally crucial to any home purchase.

You can’t be taken by the grass being cut, the driveway being clean, and the paint job being fresh. You need an expert to check out the roof, the doors and locks, the air, the windows, the ceilings and floors, the electrical system, and the pipes. These are things that can literally bite you on the posterior and bankrupt you down the road. And without an inspector’s written evaluation, you have no legs to stand on in court. You bought the place, as is.

It takes experts to look at these behind the scenes operations that affect the value and the function of the home. Once you have the evaluation you have solid ground for negotiating the price. And the owner can’t dispute any of the claims. A home inspection is some of the best money you will ever spend concerning your new home. The inspector will make sure that anything that’s not up to code is brought up to code before the sale takes place.

The home inspector is like a trained detective. He/she can look the home over and find things the untrained eye could never see. But even this is not an exact science, but it’s better than you could do yourself. The inspector isn’t able to tear into things, and go behind a lot of things that you, as the new owner, can check out once you own it. Should you find anything the inspector didn’t find, you should immediately take pictures and make phone calls to alert all involved in the sale.

It’s always a good idea for you to be present when the inspector does his inspection. If for any reason you can’t be there, then a relative or agent should at least be there. This way they can accurately pass on the advice that the agent will give while doing the inspection. They know their business and have very good information. Also they know how to save money in fixing various things.

You should feel free, and it’s a good idea, to quiz the inspector about what they would do if it were there home. They can be surprisingly full of information. They know all about EPA standards and how to get things fixed right at a fair price. They are a wealth of information that shouldn’t be overlooked or taken lightly.
