4 Stars Excellent concept, works most of the time
As a broker, I’ve tried the principles in this book several times and while it doesn’t always work, it’s worth a shot. At the very least, you get generate a lot of interest in the property you are trying to auction. 5 days may be a little optimstic to sell a house, but certainly it beats the traditional method of “list and wait”.

5 Stars I’ll definitely use this method AGAIN!
In May 2007, I bought the book, read it cover to cover (it’s a quick read), and implemented everything Effros recommended. We had our open house in late June, sold it during the round robin that weekend and closed in early August. It is an EXCELLENT, EXCELLENT method that I will use from now on. FYI, there is a website with a forum that is very helpful. The URL is the book’s title spelled out dot com.

4 Stars Totally unconventional
I think it’s great:)! However, my broker made some revision in it. He thinks that it is actually misleading the consumers so he agreed to advertise it with – Home will be sold to the highest “acceptable” bidder. One of the owners felt it’s also misleading the public & did not agree for me to proceed with it. However, if I didn’t have a license & was a regular public, I would have tried this, just to see how much my home could take, esp. in this market.

4 Stars Great Book, Better than spending $997 for an overpriced Course that Copies this Book
This is a great book that shows you how to successfully pull off this Home Auction (Round Robin Bidding Strategy). Theres only one thing the book leaves out or needs more of. More Marketing info so you can have a more Successful Round Robin Auction and get more people to your house. This book only mentions placing a classified ad in your newspaper. While you should do that you need to also put ads in free online classifieds that get lots of traffic, more than just Craigslist. You need to hit Oodle, Backpage, Kijiji and others. Theres other online stuff you can do of course. The more promotion you do the better chances you have of selling your house. You should have at least 50-300 people at your open house when your doing this. Another thing the book doesn’t mention is having all your marketing paid for and having the local community market for you.

I have not tried the 5 day sell as yet but the book is fabulous. Direct, clear, easy to read and understand, concise and full of information. A wonderful book for folks that are trying to understand the structure of the home selling business. Thank you Bill Effros for sharing your wonderful system with the world and with me :)
