This is Part 4 of our 4 part series to follow-up on our recent Commercial Real Estate Investor Training in Dallas, Texas.
They (whoever “they” is) say that it’s never over until it’s over, and that is certainly the case with the recent Commercial Real Estate Investor Training we just completed in Dallas, Texas. However, it’s not the initial work that closes a deal, but all of the analysis and follow-up that gets a deal to the closing table and ultimately, puts a check in your pocket. So…
A few short days after Jayme’s Commercial Paper and Property Workshop, the Commercial Inner Circle (CIC) met by phone to discuss the results of their follow-up. If you’ll remember from our last posting on this subject, out of the 16 properties, we decided immediately to move forward on two of them, and further research another six.
We’ve put the results on the attached commercial real estate investment spreadsheet.
As you can see, we are moving ahead with five of them – LOI’s have been submitted, and we are in active negotiation to A) agree on a price, B) negotiate enough time for our due-diligence, and C) make sure that our private money funding is in place.
And speaking of funding – we all know that Cash is King in today’s market, and that’s why we spend quite a bit of time in Jayme’s Commercial Real Estate Investor Training discussing not only how to find private money, but how to work with JV partners, Equity partners, Sellers, and how to use the equity in the property to generate the necessary cash to close on the deal.
