Private Money Hard Money Real Estate Investor Series – What Is A Hard Money Lender

by Roland on April 14, 2009

This is the first in a series of posts about Hard Money Lenders. In this series, we will explore the question “what is a hard money lender” and we’ll explain in detail how they can help you and where you can find hard money lenders.

What Is A Hard Money Lender?

In real estate deals, money is considered to either be “soft” or “hard”. Typically soft money is easier to qualify for and the terms are flexible. Hard money, on the other hand, is much more restrictive.

It’s not that hard to obtain, but the terms are very specific and more strict. Usually hard money comes from private lenders with plenty of cash on hand. Hard money is sometimes referred to as “private money.”

The money used for investment purposes comes from regular people as opposed to a traditional bank. Hard money loans are usually reserved for people who can’t qualify or deals that cannot support more traditional types of lending. For this reason, hard money lenders typically want higher returns and have more stringent loan terms than the banks you are used to dealing with.
